"This was by far the worst experience my family and I have ever encountered!!! We rented the Misty Mountain Memories cabin from 12/23/24 to 12/28/24 and it was not cleaned, although we were told that it had been cleaned and inspected upon checking in. The showers and the kitchen areas were filthy. It is diabolical to charge guests a cleaning fee when there is no cleaning being performed. We had to do our own cleaning before utilizing the kitchen and bathrooms. We had a roach problem in the kitchen and living room areas. It was difficult to cook with the roach problem and we were not able to set our food out for dinner or while cooking. Management provided roach spray, but that did not help at all!! It was disgusting and anxiety provoking. The refrigerator was nonfunctional because the largest and main glass shelf was missing. The light control for room #4 was missing so we could not turn on the main overhead light. Also, a blanket on one of the upstairs beds was ripped. The first night we called to request more towels, a new blanket, and a glass shelf for the refrigerator. We were told that someone would be out in 2-3 hours, but no one ever showed up. We called back again later that night to let management know that no one showed up and to find out if someone was still coming. I was informed that someone was still coming and they would call us back within ten minutes with an ETA. No one ever called back and still no one showed up. We called again the very next morning to find out if someone would be bringing the items we requested and to report the roach problem. Someone finally showed up with the towels, blankets and roach spray, however, there was no resolution for the missing glass shelf in the refrigerator or light control in room #4. Lastly, two screens in the hot tub area were pushed through or detached. The amount we paid for this cabin was not worth it and we do not plan to return. The problems we had during our stay are a result of no one conducting inspections, poor management and/or employees with zero integrity."

We have rented houses on Douglas Lake for the last 10 years. This was the worst rental experience we have ever encountered!
We rented Lakefront Mountain Retreat from 7/6 - 7/13/2024, with our whole family, eight adults and 3 children. This is the most expensive rental we had ever rented, which is understandable since it was advertised to sleep 18.
We plan on spending most of our time at the lake and preparing most of our meals at the house, so we had came with quite a bit a groceries on arrival, and on arrival is where things immediately started going wrong.
The code for the door was incorrect and after about 15 minutes we were able to get the correct code and get in the house. The house was barely even clean, the floor had barely been swept and the light fixtures has cobwebs. That evening when it came time to cook, which was pizza night, the oven would barely work.
The oven would not preheat all the way and would not stay heated. It wound up taking four hours to cook eight pizzas.
Then we found out we only had six towels for a house that is supposed to accommodate 18 people! Luckily, we had brought beach towels, but hadn't expected to need them to shower.
The list went on from there.
1. Oven barely functioning, takes over an hour to fully preheat, will not hold temperature.
2. Hot tub, not working, no cover, was full of bugs and leaves and possibly racoons or other animals had been in it. Was disgusting after a few days.
3. Most of the chairs around the fire pit were broken and not usable.
4 . No broom, we actually purchased our own broom to clean up, this is the first rental house we've ever stayed at that didn't provide some type of broom.
5. Towels - took 9 hours to receive enough towels for everyone, after 3 phone calls. Was told 2-4 hours on the first call.
6. House was not as clean as expected. Cobwebs on light fixtures and ceilings, dirty floors.
7. Broken glass in the yard. We cleaned up several handfuls of glass out of the yard.
8. Dock barely usable. Dock has not been kept up and could not be moved out further in water, making docking the rental boat difficult. I'm sure there is a disclaimer about lake levels, however this is prime boating season.
9. Hi-speed internet was barely usable, luckily most of us had unlimited data on our cell phones.
10 Ants - There is a significant ant problem in the outdoor areas, if you left a food or drink unattend for very long it would be covered in ants.
11. No grill utensils. Grill worked great, it just didn't have suitable utensils.
12. Hole in wall. Light fixture electrical box left uncovered in upstairs bedroom.
13. Kitchen supplies. Again this is listed to accommodate up to 18 people. There are only a few spoons and 1 baking sheet.
14. Shower head in middle bathroom has barely any flow.
We were offered gift cards for restaurants and tickets for attractions, but these were all in Pigeon Forge/Gatlingburg, and again, our intent was to spend most of our time at the lake. I requested multiple times to speak to management and was told they would contact me. I asked for a refund and was told they have meetings on certain days and they would discuss my refund the next meeting. Finally, after multiple calls and emails, I had requested a $1000 refund, I was refunded $350.
This is the worst absolute vacation rental company I have ever seen. I would avoid this company at all costs."

"We booked for 2 night stay online. Stayed at sugar bear den. The experience was awesome , the balcony view exceeded our expectations. Fews things noticed - there was no frying pans and pots when arrived , called guest service , they were friendly and patient enough to answer my questions . Thank you Steve for sending us new set of pots and pans when requested . Note : They sent me the cooking set worth 600 dollars to the room. Only concern I had is the hot tub , it was smelling bad , we used bathroom tub instead , otherwise it was truly a remarkable experience . I would come back again."
