Reviews Summary
Midtown Gainesville offers a lively student-centric atmosphere with convenient proximity to the University of Florida and a bustling nightlife. However, many residents report significant issues with apartment management, maintenance, and unexpected fees, leading to a frustrating living experience for some.
"If I could give zero stars, I would. I lived in Midtown for a year, and it was honestly the worst renting experience I’ve ever had. At first glance the apartment seemed fine—close to campus, no roaches—but everything else was a constant problem. My studio had a pointless door that connected to the neighboring unit, so every time they talked or cooked I could hear everything. It destroyed any sense of privacy. Parking was $175 a month, and to get from the car to my unit I had to walk past a disgusting dumpster area that smelled terrible and leaked garbage all over the path.
The fire alarms went off randomly at all hours, sometimes at three or four in the morning, and the so-called maintenance team was useless. They would show up, look at the issue, and leave without fixing anything. On top of that, our washer/dryer unit barely worked—the washer was fine, but the dryer never dried clothes properly, which meant doing laundry was a constant hassle. In the last month of my lease, they forced me to pack and move things around so they could replace the carpet with wood flooring—even though I was moving out soon. They didn’t care about tenants at all, only about their own schedule. The staff was also extremely rude, pounding on the door like they were trying to break in, and to top it off they charged me $175 at the end claiming I damaged the bathroom door, which was completely untrue.
Overall, living here made it clear that tenants don’t matter to management. They only care about money. The fact that this place still has a 3.1 star rating is shocking—one star is honestly too generous."

"Having lived here for a year, I can confidently say that this place is not worth your time, money or energy. Each apartment complex is money-grabbing and hateful, but none does as excellently as Midtown. The management will take every opportunity to screw you over without any explanation. Here are just a few issues we faced:
1. We were instructed to write down all the specifications for the room we wanted when we signed the lease. My roommates and I specifically wanted a high floor, so we noted that down. However, when the time came to move in and pay rent, we were charged a top-floor fee that was never disclosed to us, and we never explicitly requested the top floor. They simply added a $25 fee on top of the already overpriced rent. It took one of us calling relentlessly to negotiate out of it.
2. We were shown a specific floor plan for a 4x4 layout, but we were given a smaller option with less counter and cupboard space in the kitchen. No explanation.
3. Our washer/dryer unit did not dry our clothes properly.
4. The AC unit was out for weeks, and they "fixed" it by placing a dusty industrial fan outside our rooms. Who still had to pay the electric bill to keep them running? You guessed it.
5. The fire alarms went off at 4 a.m. The next day … not even a courtesy email to explain. Need I say more?
6. One of the main elevators was out of service for the last month of our lease, and the button itself did not light up for the entire year.
7. Safety and hygiene seem to be foreign concepts here; just check any of the staircases or the bathrooms in the study rooms, which were either locked or not stocked. The fire escape doors cannot be opened from the outside on floors 5 and 6.
Now, for the part that prompted this review and that you (discerning reader) may disregard: Less than a week after I moved out, I wrote to them in advance about a package that would be delivered to my old address (it was delayed, and I couldn't change it). I BEGGED them to hold it for me ... days in advance. They not only ignored my request but also, hours after the package was dropped off, told me that they had returned it. (I had to call and eventually got it after pestering them)
These people do not care for you. The bells and whistles you see are an illusion. There are better options.
run. run far away. and if you have already signed a lease, godspeed."

"The Midtown apartment I lived in this last year was one of the worst living experiences I have had so far as a student. Because several of the former reviews have discussed many of the areas I was most disappointed by, I will attempt to make this brief. The parking situation was one of my first concerns during move in. First, the spaces are super small in width. Second, there are no assigned spots, so even though I lived on the 3rd floor, I was most often parking on the 4th floor due to limited spaces and/or people would be parked over a line, etc. My suggestion would be to have assigned parking spots. Paying that much to park at my apartment complex, I expect to have a reasonably close spot to the entrance of my apartment. Third, if you have guests over, they have to pay to park there! While I am sure the complex will tell you that your guests can find free parking on the nearby streets, those are almost always full. The biggest complaints I have about Midtown apartments are the constant fire alarms (whether testing or real) and the all-in-one washer/dryer. The amount of times I was awoken in the middle of the night by the fire alarms was extremely irritating as a graduate student. I don’t have a recommendation to preventing these occurrences, but I had wished we received communication from the complex about how they were working to avoid these situations. Instead, it came to a point of whether or not we as residents should go outside or remain in our apartments and wait for the fake alarm to shut off. Now for the washer/dryer, ours was taken out of our apartment on AT LEAST 3 separate occasions to be “fixed” but was still unable to dry our clothes. I did have a discussion with the maintenance team at one point, and they had told me a couple of pointers to avoid our clothes coming out soaking wet after “drying” for 3 hours straight. This might be something to hand out in a packet during move-in since it is such a common complaint? On that note, do NOT expect to receive hardly any information on move-in day in regards to the apartment, such as how to best work the washer/dryer or where to put your parking decal) In our 4x4 apartment, our tiny bedrooms had plenty of doors (4 total) that could be used to dry our clothes, making my room look like a fort half the time. I suggest this for those who were unlucky like myself and seeing these bad reviews after signing a lease here! With receiving packages, I would frequently receive a message that I could grab my package after 48 hours of receiving a notification from the ORIGINAL delivering company that the package was delivered. I understand they have lots of packages to manage and residents can have them shipped to other locations for easier access, but several of my classmates do not have the same issues with packages that I seemed to have. My suggestion would be lockers where residents can pick these packages up at any point in time. It is dismissive to tell residents to have their packages sent somewhere besides the place they are living. It is meant to feel like a home! Lastly, if you are living in a 4x4 apartment, prepare for the extreme MINIMUM amount of kitchen, fridge, and freezer space to split between four people. My roommates and I were graduate students that had to meal prep for the week, and we were never able to fit all our groceries in the fridge. One of my roommates had to purchase a mini fridge for her room. We hardly had enough cabinet space to store our kitchen utensils, let alone food that could be stored at room temp, so purchase a large shelf for the living room or storage containers for you room! I do have some positives for Midtown apartments that I will leave with to end on a more optimistic note. The younger staff are super friendly and understanding, the location is great (besides the noise and smell of vomit that comes from the bars), and the maintenance staff was always super quick to answer our requests. If you’re looking for crazy stories and living a true, nasty college lifestyle, Midtown apartments would be great for you!"
