We owned a home in Arrowhead Lake for a year and had nothing but issues with the HOA and community management. From the beginning, we were treated with disrespect and hostility. The management is incredibly rude and inflexible — completely lacking in empathy, professionalism, or basic human decency.
We were forced to remove our gravel and replace it with soil over a supposed “drainage issue,” despite the home being built in 2007 and having zero problems in over 15 years. No reasonable discussion, no alternative solutions — just threats and fines.
Our Airbnb guests were harassed and treated poorly, which was both embarrassing and hurtful as hosts. The community staff acts like they’re running a military camp, not a residential neighborhood.
Ultimately, we were left with no choice but to sell our first investment property — a decision that broke our hearts but became necessary due to the toxic environment created by the HOA.
It’s shocking that in 2025, communities like this can still get away with treating homeowners so terribly. Save yourself the stress, money, and emotional toll. Avoid Arrowhead Lake at all costs."
